Comprehensive Valuation Report  


This is a detailed report typically running to between 10 and 50 pages depending upon the nature and complexity of the property.  This report provides detailed descriptions of the legal and physical aspects of the property, together with an explanation of the valuation rationale and market evidence.

In most cases it is prepared using current title searches and other supporting documents (e.g. deposited plans, lease summaries, water entitlement certificates etc) that are annexed to the report.

Comprehensive reports are usually required by financial institutions for mortgage security purposes on non-residential properties.  This style of report is also appropriate for valuations carried out for various purposes including litigation, matrimonial settlements, planning appeals, acquisition/sale, development feasibilities and so on.
